The property is loosely estimated by the town to contain 1.75 acres (“more or less” language used throughout), however, the dimensions of the property (approximately 825′ X 975′ X 625′ = 256,042 square feet / 43,560sqf-acre = 5.877 acres) indicate the acreage is actually 5.9 acres. With a vast swath of frontage on Route 220 (825 feet), the property is bounded at the rear by the utility corridor. A diverse piece of land, there are several streams, a pine forest, mixed forest, a wetland, and an additional mixed forest on the other side of the wetland. The rear of the property joins a snowmobiling/4-wheeling/recreational trail that runs all the way to Canada on one end, Massachusetts on the other. There are numerous species of tree on this land, both deciduous and evergreen, with many of them being large, mature trees. Recently a large number of trees were felled (still did not detract from the beauty or utility of the place) and some of them have been bucked up and are ready for splitting others still need to be processed. There is at least several year’s worth of firewood here, and a great deal of it is oak.
Much of the cleared sections of the property are fenced, including full stockade privacy fencing at the road. There are 7 gates to access various areas of the property, and electric lines charge the lower portion of the fence to ensure the safety of farm animals and pets.
PEASTONE PATHWAYS: Granite headstone-lined peastone pathways have been installed in the most heavily-trafficked areas of the property. This cuts down dramatically on dirt, dust, mud, and other contaminants making it into the home, and protects the lawns from being trampled and turned into dirt paths. Additionally, because ticks do not like to cross rocky areas, these pathways form perfect safety boundaries around the house and central part of the property. Several areas to rest and enjoy the property have been installed on these pathways.
WILDLIFE & VEGETATION: Wildlife found on this property and directly witnessed here include bear, coyote, deer, turkey, ducks, geese, ermine, eagles, hawks, owls, fisher cats, bobcats, vultures, porcupine, skunk, chipmunk, squirrel, and all manner of smaller critters. Natural vegetation includes pine, spruce, fir, hemlock, cedar, maple, oak, birch, beech, blueberry, raspberry, blackberry, winterberry, cattail, fern, thistle, clover, dandelion, husk cherry, and much more.
1/2 MILE PRIVATE RUNNING/HIKING TRAIL: Part of the property is ringed by a running/hiking trail that is approximately 1/2 mile long. This trail crosses water numerous times and traverses a pine forest, swamp, mixed forest, along a wetland, and along the front cleared section of the property. Runners who generally complete 7 to 8 miles per hour will find each loop of this trail takes 3:30 to 4:00. The trail is completely private and does not cross roads or public ways. The terrain is moderate.
WETLAND: There is a protected wetland at the back of the property. Many thousands of frogs live here, resulting in a cacophony on warm summer nights that will shock and awe the average city person. This wetland is also full of fish, birds, insects, and all of the creatures that prey upon them – it is a rich, diverse wetland.
